- Listen to you to fully understand your situation, experience, timing, and concerns.
- Thoroughly explain the home sale process and answer any questions.
- Inspect your home and provide a written Comparative Market Analysis (CMA) based on extensive market research.
- Provide a suggested sale price range.
- Provide an estimate of closing costs, and net equity.
- Offer suggestions for improvements (if any) to enhance your home's value.
- Offer professional hands-on staging assistance to get your home ready for showings.
- Help seller fill out and understand all documentation required for listing the property. Including the Seller's Property Disclosure Form.
- List the home in the MLS with multiple photos and/or virtual tour and other available marketing methods.
- Expose the property through marketing, advertising ("Just Listed" post cards), and personalized promotion.
- Provide seller a written personalized marketing plan.
- At seller's option, conduct open houses for co-operating Realtors and the public.
- Provide seller with weekly feedback provided by agents showing seller's home.
- Keep seller informed of weekly changes in market affecting salability of seller's home.
- Present, explain, and negotiate on seller's behalf all offers received.
- Once a contract is accepted, assist seller in preparation for a property inspection by buyer.
- Follow through on all contingencies and deadlines keeping seller aware of any pertinent developments.
- Negotiate inspection resolution on seller's behalf.
- Conduct property walk-through with seller.
- Attend closing with seller.
