Home Buyer Services

In Colorado, we have what is called Buyer Agency. This means that while the seller has an agent working for them, you can have an agent working for you. As a buyer's agent, I work to promote your interests first to find you the perfect property, at the best price, with the least amount of hassle, in the time frame that you need. The best part about that is the seller pays my commission, so it's a FREE service for you!

In representing you in the purchase of your next home, here is some of the services I will be happy to provide.

Familiarize you with the whole buying process. Who represents who; How the MLS works; Where you can find homes on the internet; How offers are submitted; Timing issues; Current financing rates; Closing costs; Everything you need or want to know!

Help you get pre-qualified for financing (for a better negotiating position). Provide financing alternatives; Recommend good, competitive lending sources.

Listen while you tell me what you'd like in your next home. Location, size and style of home, age, condition, amenities, number of bedrooms and baths, garage, lot size, price range, timing requirements, etc.

Identify homes to view and keep track of new listings as they hit the MLS. Provide automatic notification of new listings meeting your needs; At your option, I will seek out homes that are not listed in the MLS, such as "FSBO's and homes I know of before they  are listed.

Analyze any potential home purchase. What have homes on the same street, in the same neighborhood, or with the same features have recently sold for. What is fair market value range for this home? Are there unusual conditions that might affect future resale value?

Write up, submit, and negotiate the purchase contract on your behalf. I'll take into account time on market, seller's motivation, average list/sale price differential, timing requirements, seller disclosures, your motivation, etc.

Follow up until all contract contingencies are met. Recommend as necessary other quality service providers (lender, home inspector, attorney, insurance agent, etc.);  Negotiate homes inspection issues; Follow up on earnest money, financing, attorney approval, and other contract deadlines.

Help you prepare for closing and attend closing with you. Make sure you have insurance in place, good funds, utilities contacted, and other details.

Keep in touch with you. Throughout the entire process (looking for a home, negotiating the purchase, following up on contract contingencies, and preparing for the closing), I'll be communicating with you regularly and will be available at all times to answer your questions or help you in any way. You'll always be "in the loop"! 

Other Services. I have a wealth of information at my disposal that I'm happy to share with you. This includes. market data, school and neighborhood information, recommended service providers (HVAC, landscaping, painters, etc.), or any special needs you might have. Just let me know!

Summary
Is it necessary to have a Buyer's Agent?  No. But it is important that you understand your options so that you don't unintentionally accept less representation than you want.  Buyer Agency is one of the specialized services I provide so please call if I can be of any help.

(Now, Buyer's Agent Representation is not readily available in all states.  But it IS readily available in Colorado.  In fact, I actively recommend it to anyone considering looking to buy a home.)
